Here are my top tips to help you keep your home in top shape during the dog days of summer:
1. Check & Maintain Your Air Conditioning
Your AC unit works hard during the summer — make sure it’s up for the challenge.- Change filters every 1–2 months to improve efficiency and air quality.
- Clear debris from around outdoor units and check for any strange noises or poor performance.
- Consider a professional HVAC tune-up to keep things running smoothly and avoid costly mid-season breakdowns.
2. Inspect Your Roof and Gutters
Sun, wind, and sudden summer storms can take a toll on your roof.- Look for missing shingles, soft spots, or signs of wear and tear.
- Clear out gutters and downspouts so water can flow freely — blocked gutters can cause foundation damage.
- Trim nearby tree branches to prevent storm-related damage.
3. Seal Windows & Doors
Keeping the cool air in (and the hot air out) helps lower your energy costs.- Inspect weather stripping and caulking for cracks or gaps.
- Re-seal as needed to improve energy efficiency and keep your home more comfortable.
- Bonus: properly sealed windows also help keep pests out!
4. Water Wisely
While your lawn and garden may need extra TLC during the summer, overwatering or improper irrigation can cause problems.- Water early in the morning or later in the evening to reduce evaporation.
- Check for leaks or broken sprinkler heads that could be wasting water.
- Ensure downspouts direct water away from your foundation to prevent moisture damage.
5. Keep Your Home Fire-Safe
Dry summer conditions increase fire risk, especially in rural or wooded areas.- Clear dry leaves, brush, and debris from your yard.
- Store flammable items (like propane or firewood) away from your home.
- Make sure smoke detectors and fire extinguishers are up to date and in working condition.
6. Inspect Outdoor Living Spaces
Make the most of patios, decks, and pools by keeping them safe and well-maintained.- Look for loose boards, nails, or railings on decks.
- Power wash surfaces and re-seal wood if needed.
- Check pool pumps, filters, and safety fencing regularly.
Why It Matters
Regular summer maintenance isn’t just about avoiding repairs — it’s about protecting your biggest investment. A well-maintained home retains its value, runs more efficiently, and provides a safer, more comfortable living environment for you and your family.Thinking of selling?
